Seems like floods are happening everywhere.  We rebuilt with a Deltec round house on high pilings after the rogue wave from Hurricane Dennis destroyed our tiny ground level dwelling in July of 2005.  We live directly on the gulf-front with a granite revetment and a sea-oat berm between the house pilings and the water's edge...however only a narrow strip of sand as beachfront even during low tide.  It was either walk away or rebuild to minimum 1000 sq feet and latest building codes.  We love it here and wanted to stay and even built 3 feet above the 100 year storm surge height.  But I do NOT think it was a wise decision and I am now feeling trapped by the real estate market weakness and potential for sea level rise.  Even though I feel fairly confident that the house will withstand 130 mph winds as designed, and the pilings are high enough for a storm surge to pass underneath, I do not know if the land itself will survive if we ever have a direct landfall from a Cat 3 or greater.  We may need a boat instead of a car.
