IMPORTANT UPDATE ON FLORENCE:

1- It will affect us starting on Thursday, and may last through the weekend, so lots can change when something is 5-8 days away. Heck, hurricanes are often hard to predict a couple of days ahead of time.

2- Like we have been saying, it is likely to be a slow mover, and may stall completely for a few days near us. Whether that stall is 100 miles offshore or 100 miles south, or 200 miles inland it is looking more and more like we could have incredible amounts of rain.

3- All of the above scenarios would also mean very significant tide levels, and depending on exactly where the storm makes landfall would determine if the tides are somewhat bad, or extremely bad.

4- The combination of high tides and extreme rain would compound the flooding issue. Please start thinking about what you would need to do if the water from flooding, rain, or both, makes a move for your home.

5- The winds are probably the effect that is the most up in the air at this point (no pun intended). They will depend to a much greater degree on where the storm makes landfall (or if it does) than the effects from the rain, and even tides to some extent.

6- THERE IS NO WAY AT THIS POINT TO GIVE AN ACCURATE FORECAST OF WHERE IT WILL GO OR HOW MUCH IT WILL AFFECT US.

7- A best case scenario at this point would probably still cause some pretty significant issues for some people. A worst case scenario is a storm unlike anything anyone has seen around here in over 100 years. I wish I could give you a more definitive answer, but this storm is even more difficult to predict than most hurricanes.

8- Like we always say: prepare for the worst. Hope for the best.
