my sympathies on the flood issues :( our last neighborhood (& surrounding area) sunk over 5 ft from overuse of ground water from it's inception to the date of the Allison floods (about 25-30 years) so many ppl didn't have flood ins due to paid off mortgages (no longer a requirement & no longer notified of flood map changes) & inaccurate flood map data, especially the investment/rental properties. there was a big push/mandate to change water sources to surface water for the whole area.
