Alligator, SO good to hear from you, and thanks for thinking of me. I think of you, too, when storms threaten, and have just recently wondered whether or not you accomplished your goal of moving away from the Gulf. I see that you were successful and congratulate you! It's a major life's accomplishment (and a royal pain in the patoot). Re-roofing is in fact our own first step* toward the same plan to sell and move at least one step away without completely uprooting, probably to a high location on the Gulf Breeze peninsula where yes, we may have tree worries, but at least won't likely have to worry about storm surge, and where most everyone now shelters in place. My requirement of any house we buy is that it have or be able to accept a whole house generator. We could get top dollar if we sold right now, but just don't want to be buyers in this crazy competitive low inventory bubble market, and are hoping things calm down and loosen up at least a little by next Spring.
We evacuated to Tallahassee for hurricanes Ivan in 2004 and Dennis in 2005 and were far enough away from those storms to avoid power outages, but it was too far to easily get back to check on our property, and we never again went that far. In any case I trust you're in a good place and wish you many years of happiness in your new home. I'm very sad about leaving my own beloved home and beach, but we just have no business living in such a precarious place at our age. When we moved here 21 years ago we had stars in our eyes (or at least I did) and really didn't have a clue what we were getting into. Still, I'll never regret the beautiful years.
*Florida residents contemplating a house sale: Be advised that the property insurance market here is in difficult straits and that, at least in coastal regions - don't know about everywhere -- insurance companies will no longer write new policies on any house with a roof older than 15 years (and for some companies, 10 years). So a new roof can be a selling point, and an older one a nasty surprise during sale negotiations. HVAC systems and water heaters also have to be newer.
